Valuation
At the upper price band of ₹124, the reported post-issue market capitalisation is approximately ₹1,395.64 crore. Using FY2026 PAT of approximately ₹71.32 crore, the implied price-to-earnings multiple is about 19.6 times. The implied price-to-book multiple is approximately 6.1 times based on the reported post-issue equity base and indicative book-value calculation.
A P/E of around 19.6 times is not excessive for a profitable developer if execution, cash flows and return ratios remain strong. However, the valuation is not clearly cheap given redevelopment risks, leverage, project concentration and the decline in historical ROE. Peer comparison should be made using companies with similar business models rather than broad real-estate indices.
GMP and Listing Expectations
Recent market reports indicated a GMP around ₹43, implying an indicative listing price near ₹167. GMP is based on unofficial grey-market activity and can change rapidly. It is not regulated, may be inaccurate and should not be used as the primary reason to subscribe.
Our Recommendation
Recommendation: Apply cautiously / suitable only for investors comfortable with medium-to-high risk.
The company shows healthy FY2026 revenue and profit growth, and the fresh issue is intended for business expansion and balance-sheet support. However, the valuation around 19.6 times earnings does not provide a very large margin of safety. Redevelopment execution, approvals, leverage, cash-flow conversion and project concentration remain material risks.
For listing-gain investors, the decision should depend on subscription levels and the risk that GMP may reverse. For long-term investors, apply only after reviewing the complete RHP, latest debt and cash-flow disclosures, project pipeline, related-party transactions and peer valuations. Investors seeking a lower-risk IPO should avoid treating this as a guaranteed listing-gain opportunity.
